On August 1, 2015 the new mortgage rule takes effect. One of the changes that will go into effect is that
Owners Title Insurance will be separately on the Closing Disclosure and identified as “Optional Owners Insurance”.
The question therefore becomes, is it worth it to pay more for Owners Insurance?
The article below is a real example of why Owners Insurance is worth the relatively small additional cost.
The most important take away from the story is that “the lender’s policies only cover lenders, not owners.”
What this means to the borrower is this…..
IF there happens to be fraudulent activity at closing, or an error in the search, only the LENDER will be covered
and the BUYER could be left with a pile of unknown debt or worse, not a 100% owner of the property!!
